
After two years of correction, the Luxembourg residential market is returning to a more measured pace, driven by international buyers.
The Luxembourg residential market opens 2026 in a calmer tone. Transaction volumes are gradually rising, supported by the recent easing of interest rates and by the return of international buyers, notably from Germany, Belgium and France.
Demand refocused on quality
In sought-after districts — Belair, Limpertsberg, Kirchberg — well-oriented properties in immaculate condition with outdoor space remain in high demand. Older or energy-inefficient homes, on the other hand, are seeing longer time on market.

Prices are stabilising
After declines of 10 to 15 % on certain segments, prices have stabilised since the first quarter. Sellers who calibrate their asking price from day one close, on average, 40 % faster.
