The energy passport: what every seller should know

Mandatory for any transaction, the energy passport now directly affects price and time to sale.

In Luxembourg, the energy passport (CPE) is mandatory for any sale or lease of a home. Beyond compliance, it has become a genuine marketing argument.

A tangible impact on price

A property rated A or B trades on average 5 to 8 % higher than an equivalent property rated E or F, and sells twice as fast. Buyers are pricing in the cost of future renovations.

The energy passport is no longer an administrative formality: it is the property's primary spec sheet.

Our recommendations

Commission the passport before going to market, not in the rush before signing. Where light works (loft insulation, boiler replacement) can move the property up a class, the investment is very often recovered at resale.

We guide our selling clients in choosing an accredited engineer and in prioritising the most impactful improvements.
