It is tempting, when a property first hits the market, to add a "negotiation margin" to the asking price. Our experience shows that this apparent caution almost always turns against the seller.
The first three weeks decide everything
A property generates 70 % of its interest within the first twenty days of being listed. An inflated price makes the best buyers scroll past — they rarely return, even after a reduction.

Our method
We combine three readings: recent comparable transactions (notarial data), the current tension of the local market and a qualitative reading of the property — orientation, light, condition, specification.
The resulting asking price is aligned with the market, which triggers viewings, competing offers and negotiations that favour the seller.
